UK rents increased by 4.9% year-on-year in September, with the average property costing £1,581 per month, up from £1,507 a year earlier, according to the latest Goodlord Rental Index. This represents an additional annual cost of £888 for tenants.
Wales recorded the largest national increase, with rents rising by more than 7%, while England saw growth of 5.5%. Scotland recorded the smallest annual increase at just under 3%.
Regionally, the North East experienced the sharpest rise, with rents increasing by 14% from £878 to £1,000. In contrast, the East of England was the only region to record an annual decline, with rents falling by 0.4%. The East Midlands also showed signs of slowing rental inflation, with year-on-year growth diminishing over the past two years.
On a monthly basis, UK rents rose by 0.9% between August and September. All regions recorded increases except Yorkshire and the Humber, where rents fell marginally by 0.2%.
Average void periods shortened slightly from 21 to 20 days, with the North East recording the shortest period at 11 days and Yorkshire and the Humber the longest at 29 days.
