Goodlord's Rent Protection and Legal Expenses cover is designed to give agents and landlords peace of mind while adjusting to the Renters' Rights Act and beyond.
100% rent paid until vacant possession
Eviction delays are certain to lengthen under the Renters' Rights Act. That's why we don't cap our rent payments at 12-15 months, unlike other providers.
£100K legal expenses cover
If a case goes to court, we cover legal expenses up to £100,000 and help you regain possession from non-vacating tenants and squatters. No additional cost.
Automated online claims process
The Goodlord platform gives us direct access to your documents and information, saving you time, while allowing us to resolve claims efficiently.
First month’s rent guaranteed
If you don’t receive the first month’s rent after signing a tenancy, you can now claim immediately without impacting future claims.
Receive 90% of the monthly rent for up to six weeks after vacant possession
Keep your income steady while you work to re-let the property. Cover applies following a successful claim and once the tenancy is secured again through your agency.
Section 13 dispute cover
If tenants appeal a rent increase, we’ll pay the difference between the old rent and the proposed new amount for up to six months, or until the First-tier Tribunal reaches a decision.
£1,000 property damage cover
Our policy contributes £1,000 beyond the deposit to help cover damage or dilapidation costs, providing an extra layer of financial protection. We also cover the legal action needed to pursue tenants or other responsible parties for direct physical damage to the property or its contents when the amount in dispute exceeds £1,000.
90-day alternative accommodation cover
If a tenant refuses to vacate and the landlord needs to move back into the property, we’ll cover alternative accommodation (up to £175 per day) and storage fees (up to £15 per day).
