Benefits
A Renters’ Rights-ready policy
Our future-ready cover ensures you’re fully protected in the new legislative landscape.
Feel financially secure
The Renters’ Rights Act has changed eviction rules, making court delays certain. That’s why cover the rent until you achieve vacant possession, rather than limiting payouts to 12-15 months.
Get peace of mind
When you go to court, we cover up to £100,000 in legal expenses so you don’t have to pay to regain possession of your property. This includes evicting squatters and tenants who fail to vacate.
Save time and stress
Our in-house claims team works with your tenants to reach settlements and recover unpaid rent wherever possible, helping to prevent unnecessary legal proceedings.
Avoid hassle
The Goodlord platform gives us direct access to your documents and information. This saves you from searching for them and allows us to resolve claims efficiently.

What does our Rent Protection & Legal Expenses cover include?
Goodlord’s Rent Protection and Legal Expenses cover helps landlords stay protected as legislation evolves. Ask your agent about Rent Protection options today.
Receive 90% of the monthly rent for up to six weeks after vacant possession
Take the sting out of unexpected void periods with our extended cover. This is contingent upon a successful claim acceptance and the agent re-letting the property.
Alternative accommodation costs
If a tenant fails to vacate and you want to move back in, we cover both alternative accommodation (up to £175/day) and storage costs (up to £15/day) for 30 days.
Zero excess if you make your claim within 45 days of the first missed rent payment
You receive 100% of the monthly rent owed until you achieve vacant possession. If you submit the claim between days 46 and 90 of arrears, we apply a one-month rent excess penalty.
£1,000+ property damage cover
We cover the legal costs to pursue tenants or other parties for direct physical damage to your property or its contents (disputed damage value must exceed £1,000). Crucially, the policy also pays up to £1,000 on top of the deposit towards damage costs and dilapidations.
Section 13 dispute protection
22% of tenants plan to appeal any rent increase, regardless of whether it’s fair. When this happens, we’ll cover the difference between the previous and new rental amounts for up to six months, or until a First-tier Tribunal decision.
First month’s rent guaranteed
If the first month’s rent isn’t paid after signing a tenancy, you can now claim immediately without impacting future claims.
FAQs
Frequently Asked Questions
What is a rent protection and legal expenses service for landlords?
Rent protection and legal expenses services are designed to protect landlords if a tenant stops paying rent or if legal action is required to recover possession of a property.
Typically, this type of insurance provides two key protections:
-
Rent protection - Compensation for unpaid rent if a tenant defaults.
-
Legal expenses cover - Coverage for legal costs related to tenant disputes, eviction proceedings, or recovering rent arrears.
Many landlords take out landlord rent protection insurance via their letting agent to reduce financial risk and ensure rental income continues even if problems arise during a tenancy.
What isn't covered by landlord rent protection?
While landlord rent protection provides important protection, there are some situations that policies typically do not cover. Common exclusions may include:
-
Pre-existing rent arrears - Rent that was already overdue before the insurance policy began.
-
Tenants who have not been referenced properly - Most insurers require professional tenant referencing before the policy is valid.
Because policy conditions can vary, landlords should review the terms of their specific rent protection and legal expenses policy before purchasing.
Should landlords pay more for legal expenses cover or not?
Whether landlords should pay more for legal expenses cover depends on their risk tolerance and portfolio size.
Legal costs related to tenancy disputes can be significant, particularly if eviction proceedings or court action are required. Enhanced legal expenses cover may provide:
-
Higher legal cost limits
-
Broader coverage for disputes
-
Access to legal advice services
-
Representation in court proceedings
For landlords managing multiple properties, comprehensive rent protection and legal expenses can provide additional financial security and reduce the risks associated with tenant disputes.
